New Construction

The first step in any successful construction project is to secure appropriate financing. See our section on Financing for detailed information on what kind of financing is available to you.

Our designers and you will then sit down to determine what you are looking for in terms of:

• Square footage of home
• Number of bedrooms, baths, floor plan
• Material specifications - example- siding, windows, roof, granite, marble

We will then work with you to establish a preliminary budget. To do this, we will take several things into consideration:

• Land cost plus loan costs and interest
• Estimates of cost based on similar homes
• Construction cost per square footage
• Your desired finishes, options, fixtures, etc., based upon seeing other Master Craftsmen homes.

Remember, you are always in control over both design and budget of project.

Once these steps have been completed, it is time to close in on the design and costs. In this phase, we will be holding many meetings with you to make sure that the designs are perfect for your needs and tastes. As a result of these meetings, we will develop:

• Complete site plan
• Preliminary design
• Formal cost breakdown based on plan design

An important piece of this will be your input regarding the priorities of what goes into the house and the flexibility of budget- we will make whatever additions and deletions you need to fit budget.

Once these steps have been completed, it is time to finalize everything:

• Final floor plan with revisions and level of finishes
• Final specifications
• Final design and pricing
• Bank appraisal
• Final plans for submission of building permit
• Firm cost number and contract signed

Your new home then goes into construction!

One of the most common questions we get is, “How long does the process take?” This can be a difficult question to answer, because so much depends upon how long it takes for you to secure funding, potential backlogs for approvals of permits, the length of time for you to make certain design, budget and materials decisions, etc. But if everything goes smoothly, an example timeline might look something like this:

• 60-90 days for completion of plans, unless you already have desired plans in hand
• Septic Design- 6 to 8 weeks for approval before submitted to building department
• Building Permit- 6 to 8 weeks for approval
• Building of Home- 6 to 9 months from ground breaking depending on size and complexity of home

Your safety is our primary concern. After a fire or a flood there are risks of gas leaks, electrical shorts, weakened structural elements, and the very real danger of personal injury – if you try to remove possessions or otherwise “poke around” a damaged building. Don’t do it. Call Master Craftsmen to come out and secure the property. We will salvage as many of your valuables as possible, board up broken windows, cover exposed roof elements, provide temporary heat and electrical service, remove excess water, and start developing a plan of action to get you back into your home as quickly as possible.

Once the property is secure, we can turn our attention to repairing the damage. We will work with you and your insurance company to develop a scope of damage report – where we itemize the damage room-by-room. We will accompany this with a complete cost estimate for the repair.

Once we receive the approval from you and your insurance company, we will begin repairs and get you back into your home just a quickly as possible.

There are only 2 things that mold does – make people sick, and destroy property. Realizing that you have a mold problem is the first step to solving the problem. Once you have reached this step, you are 90% of the way home. The only decision left is how you are going to eliminate the problem and make sure it does not come back.

There are many web sites and publications that discuss how you can attack a mold problem on your own – but given the health problems that can be caused by mold, the serious damage that can occur to your belongings, and the precautions that need to be taken when remediating a mold situation – do you really want to take the chance? Add to that, the fact that most do-it-yourself mold remediation does not work correctly the first time, you may even be making the problem worse – making the final remediation even more expensive. First of all, these “solutions” typically only treat the mold that you can see. The fact is, it is the mold you can’t see that is causing the most damage. Eliminating the visible mold is only a band-aid at best. Secondly, these “solutions” only attack the result – not the cause. Have you ever cleaned mold from your shower, only to find it back again a week or two later? This is because the mold was not on your wall – it was in your wall. And until the infected wall is removed and destroyed, the mold will continue to return – forever.

The only way to stop mold is to stop what is causing it to begin with. Infected building materials such as wallboard, drywall, plaster, carpet, etc. must be removed and destroyed. Any salvageable materials, such as rafters, stud, joists, plywood sub-flooring, etc., must be analyzed by a qualified lab before re-installation, and must be properly treated to prevent re-growth. The damaged building materials need to be replaced and the entire previously-contaminated area must go through a thorough clearance test to ensure that all mold sources have been eliminated.
